what's good on the strand

April hit different.
Hey friend —
I started this month thinking we'd have a slow spring. I was very, very wrong.
Three of our quiet listings flipped to active and sold in 8 days. A buyer flew down from Connecticut for a Tuesday showing and made an offer before he left the driveway. And I had a seller cry on the phone — good tears, the "we got 47% over what we paid" kind.
Here's what happened this month and what's about to. Pour something cold.

My pick of the month
1301 Regent Terrace, Surfside
$650,000 · 4 bd · 3 ba · 2,300 sqft
A 2019 build three blocks from the pier. The rooftop terrace gets the ocean breeze and you can hear the boardwalk at night. It's the kind of place where you'd actually use the second guest room, not stack Christmas decorations in it.

Random thing I learned this week:
If you're listing in Murrells Inlet right now, Friday morning is the magic hit-the-market window. Wednesday/Thursday listings sit because everyone's planning the weekend. Friday hits while people are scrolling at the coffee shop.

Off-the-record
Two homes I can't post but you should know about.
Reply with the one you want and I'll send you the address.
|
Murrells Inlet · Marshwalk-adjacent
5 bed, 4.5 bath, deep-water dock, 2018 build
Owner relocating to Charleston for a new job. Listing in 60 days unless we find someone first. $1.85M – $2M. The dock alone is the reason — it'll fit your boat AND your dad's.
|
|
Pawleys Island · Oceanfront
6 bed, 5.5 bath, direct beach access
Estate sale. The family wants to keep this private — they aren't ready for the hundred showings a public listing would bring. $3.4M – $3.8M. If you've ever wanted Pawleys without the public bidding war, this is it.

Strand spy · where I went this month
The new spot in Murrells Inlet I won't shut up about.
Bovine's just opened a sister bar at the end of the Marshwalk and it's quietly the best sunset seat in town. Get the bourbon-glazed shrimp. Sit on the dock side. Thank me later.
Pro tip: Sundays at 6:15 — the band plays, the sun drops behind the marsh, and nobody's pretending to check their phone.
