Myrtle Beach is the largest Real Estate market on the Grand Strand and the most varied. Roughly 60 miles of coastline, six distinct sub-markets inside the city alone, and a buyer pool that runs from first-time investors hunting $250,000 oceanfront condos to luxury relocators writing $3M offers on Grande Dunes estates. The single most important thing for any Myrtle Beach buyer to do is narrow the sub-market before they shop the price band. The same dollar amount spent in two different parts of Myrtle Beach buys two completely different lifestyles.

The Six Sub-Markets

Ocean Boulevard & Beachfront Condos

The condo corridor along North and South Ocean Boulevard. Pricing runs $200K to $1.2M depending on building, floor, view, and unit size. This is the engine of the Myrtle Beach short-term rental economy. Buildings vary dramatically in HOA quality, reserve study status, and rental income potential. Pre-purchase due diligence on the building (not just the unit) is the single biggest predictor of return on investment. We track HOA reserve health, recent special assessments, and STR-rental history per building before recommending any oceanfront condo.

Grande Dunes

The luxury anchor of Myrtle Beach proper. Gated, master-planned, with the Grande Dunes Marina, two championship golf courses, and oceanfront homes in the Members Club section. Single-family homes range $700K to $5M+. Grande Dunes attracts relocators from the Northeast and Midwest looking for full amenity-rich living and the strongest concentration of high-end inventory in the city limits.

Pine Lakes & Dunes Club

The historic Myrtle Beach golf neighborhoods, anchored by Pine Lakes Country Club (the oldest course in Myrtle Beach, founded 1927) and the Dunes Golf and Beach Club. Established old-Myrtle character, mature trees, larger lots than newer developments. Single-family homes range $500K to $2M. Strong appeal for buyers who want the traditional Myrtle Beach feel rather than the resort or master-planned new-build aesthetic.

Carolina Forest

Inland Myrtle Beach, west of the Intracoastal Waterway. The strongest school zone in Horry County, the largest concentration of new-build family homes, and the broadest selection of homes in the $350K to $750K range. Carolina Forest has been the fastest-growing Real Estate market in coastal South Carolina for the last decade, driven by relocating families anchoring to the school cluster. The trade-off is distance from the beach. Most Carolina Forest residents are 15 to 20 minutes from the sand.

Market Common

Master-planned mixed-use community on a redeveloped Air Force base. Walkable downtown center with shopping, restaurants, parks, and lake amenities. Single-family homes from $400K to $1M, condos and townhomes from $250K to $500K. Market Common attracts buyers who want walkability and amenity-rich living without the beachfront premium. Strong with empty-nesters and remote-work primary buyers.

Ocean Lakes & Family Campground

Gated oceanfront community on the south side of Myrtle Beach with a unique mix of permanent homes, vacation rentals, and the Family Campground that gives the community its distinct character. Homes range $400K to $1.5M. Strong rental performance and a particular resonance with returning vacation families who want to own the home they have rented for years.

Schools — Horry County, Variable

Myrtle Beach Real Estate spans multiple Horry County school zones. Carolina Forest (Carolina Forest Elementary, Ten Oaks Middle, Carolina Forest High) is the strongest cluster and the primary draw for relocating families with school-age children. Socastee, Myrtle Beach proper, and Pine Lakes addresses route to other clusters with varying quality. Verify the specific address before assuming a school zone — Myrtle Beach city limits and Horry County boundary lines do not match neatly with the school zone map.

STR Reality — The Most Permissive Zone

Myrtle Beach proper has the most permissive short-term rental regulations on the Grand Strand. Most beachfront condo buildings explicitly permit nightly rentals, and a substantial portion of the city's housing stock operates as STR full-time. This is the engine that drives the Ocean Boulevard condo investor market. Investor-buyers should still verify three things before any offer: the specific HOA's STR rules, the building's rental history and reserve health, and current accommodations tax compliance for the seller (which can become a buyer issue at closing).

Flood Zones and Insurance

Myrtle Beach insurance runs the full coastal range. Beachfront and Ocean Boulevard properties carry Zone VE or AE. Most of Carolina Forest, Market Common interior, and Pine Lakes are Zone X. Wind/hail deductibles run 2 to 5 percent of dwelling coverage. The 30-60-90 binding rule applies on any home with hurricane exposure.

Who Buys Myrtle Beach

Every profile. Investors target Ocean Boulevard condos. Relocating families anchor Carolina Forest. Luxury relocators land in Grande Dunes. Empty-nesters and remote workers find Market Common. The market's breadth is its defining feature. The flip side is that "I want a home in Myrtle Beach" is too broad to act on.
