Pawleys Island holds a particular place in South Carolina Real Estate. The barrier island itself runs roughly four miles long and is connected to the mainland by a single bridge at the south end and a causeway at the north. The address carries a luxury reputation that the market backs up. Median sale price on the island has held above $1.6M for three years running, and the high end regularly clears $5M in private off-market deals that never reach the public MLS.

What most relocating buyers do not realize on first contact is that "Pawleys Island" as a Real Estate market actually spans seven distinct pockets, each with its own character, price band, and lifestyle.

The Seven Pockets of Pawleys

North End

The north end of the barrier island carries the highest density of historic creek-front cottages and the longstanding "old Pawleys" porch culture. Lots are tighter, homes are older, and the vibe leans toward families and friends who have been coming here for generations. Pricing ranges from the high $700Ks for an off-water cottage to $4M+ for an oceanfront with a deeded creek dock.

South End

The south end carries the largest oceanfront estates and the most modern rebuilds. Lots are wider, houses are larger, and the south end consistently breaks the highest sale prices on the island. Expect $2M minimum for anything oceanfront at this end, with the trophy lots clearing $8M.

Hagley & The Creek

Hagley is the mainland community immediately west of the island, oriented around deep-water creek access and the Hagley Boat Landing. This is where boating-focused buyers anchor. Homes range from $700K to $3M, and the deep-water dock premium adds $200K to $400K depending on water depth at low tide. Hagley has its own micro-market for boat-forward Real Estate that operates almost independently of the rest of Pawleys.

Heritage Plantation

Heritage Plantation is the gated golf community on the south Pawleys mainland, anchored by the Heritage Club golf course and the deep-water Intracoastal Waterway. Heritage runs $700K to $3M and attracts a different buyer profile than the island — more relocators, more retirees, more buyers who want full amenities (golf, tennis, marina, clubhouse) and a gated entry. The Pawleys address with a Heritage lifestyle.

Pawleys Plantation

Pawleys Plantation is the larger gated community on the central Pawleys mainland, built around a Jack Nicklaus signature golf course. Runs $500K to $2.5M. Slightly more accessible price point than Heritage, similar amenities profile, larger lots in many sections.

Willbrook & Allston Plantation

North Pawleys mainland gated communities. Willbrook offers golf, Allston is more residential. Both run $500K to $2M and attract families and second-home buyers who want the Pawleys address without the island's oceanfront price.

Litchfield Country Club & DeBordieu

Technically Pawleys-adjacent rather than Pawleys proper. DeBordieu Colony is one of the most exclusive gated coastal communities in South Carolina, with private oceanfront access, Pete Dye golf, and a full equestrian center. DeBordieu runs $1M to $7M+. We treat it as part of the Pawleys ecosystem because the buyer overlap is total.

Schools — The Waccamaw Cluster

Pawleys mainland addresses route to Waccamaw Elementary, Waccamaw Intermediate, Waccamaw Middle, and Waccamaw High School — the strongest cluster in Georgetown County and among the strongest in coastal South Carolina. Families relocating from the Northeast or Midwest with school-age children should anchor their search to the Waccamaw zone before evaluating any specific home. The school pull alone supports a $50K to $100K premium on otherwise comparable homes inside the Waccamaw zone versus just outside it.

Flood Zones, Insurance, and the 30-Year Math

Pawleys runs three FEMA flood designations: Zone X (low risk), Zone AE (high risk, lender-required flood insurance), and Zone VE (coastal high-velocity, the highest-premium zone, mostly oceanfront). The barrier island carries Zone VE on the oceanside and Zone AE on the creek side. Mainland Pawleys is mostly Zone X with Zone AE pockets along the creeks and tidal areas.

The 30-year insurance cost difference between a Zone X home and a Zone AE home on a coastal South Carolina property is roughly $96,000 of after-tax dollars. Between Zone X and Zone VE the difference is closer to $180,000 over 30 years. We include flood zone designation in the first email on every Pawleys property we send. What This Market Does Differently

Pawleys runs the highest off-market sale rate of any community on the Grand Strand. Roughly one in four sales here happens before the home reaches the public MLS. Sellers value privacy, the agent network in this market is tight, and the buyer pool that makes private offers is small enough that listing publicly is often unnecessary. Buyers shopping Pawleys without an agent connected to that network see roughly 75 percent of the available inventory at any given time.

Days on market for the listings that do go public runs at the low end of the Strand. The 14-day pricing window matters more here than almost anywhere else on the Grand Strand. Listings that sit past three weeks in this market carry a different signal than identical listings in Myrtle Beach or North Myrtle.

Who Buys Pawleys

Three buyer profiles drive most of the Pawleys market: relocating families with school-age children anchoring to the Waccamaw zone, second-home buyers who want quiet luxury without the resort feel, and retirees relocating from the Northeast for the property tax math and the unhurried pace. The investor pool is intentionally small. Pawleys mainland enforces a 30-day minimum rental restriction in most residential zones, which kicks short-term rental investors out of most of the buyer competition.

What To Tour First

If you have one trip to evaluate Pawleys, focus on three pockets in a single tour day: the south end of the island for true oceanfront, Hagley for deep-water creek access, and Heritage Plantation for golf community living with full amenities. Those three give you the three primary lifestyles Pawleys offers. From that experience the right neighborhood and price band usually become obvious.
