North Myrtle is more residential, more family-anchored, and more rental-investor-friendly than its larger neighbor to the south. The address carries its own brand inside the Grand Strand.
The Five North Myrtle Sub-Markets
Cherry Grove
The northernmost section, distinguished by the Cherry Grove Pier and a network of saltwater channels that thread through the residential blocks. Cherry Grove is one of the only places on the Grand Strand where you can buy a beach house with a private boat dock in the back yard inside the same lot. Channel-front homes range $700K to $2.5M, oceanfront $1M to $4M, off-water $400K to $900K. The dock economy here mirrors Murrells Inlet but at smaller scale and with a beach-town overlay.
Ocean Drive (OD)
The cultural heart of North Myrtle Beach, anchored by Main Street and the historic dance halls (Fat Harold's, Ducks). The shag dancing capital of South Carolina, with a deep year-round resident community and a defined seasonal rhythm built around the SOS dance events. Beach houses run $600K to $3M, condos $300K to $900K. OD attracts buyers who specifically want the cultural identity of the area, not just the beach.
Crescent Beach
The middle section between OD and Windy Hill. Mostly residential single-family with a strong second-home buyer base. Beach access is excellent, the streets are quieter than OD, and pricing tends to run modestly below OD for comparable homes. $400K to $2M depending on proximity to the beach and home size. Steady-state North Myrtle living.
Windy Hill & Tilghman
The southern North Myrtle pockets. Windy Hill carries a strong condo investor presence with several oceanfront resort buildings (Windy Hill Dunes, Maisons-Sur-Mer adjacent), while Tilghman is more residential with quieter streets and family-anchored ownership. Condos $250K to $750K, single-family $400K to $1.5M.
Barefoot Resort
The master-planned golf community north of the Intracoastal Waterway. Four championship golf courses, a marina, and a substantial inventory of single-family homes, townhomes, and condos. Pricing runs $300K to $1.2M depending on community section and amenity proximity. Barefoot is one of the most active vacation-rental and second-home markets on the Strand, with HOA-managed rental programs for several of the condo communities.
STR Reality — The Investor Anchor
North Myrtle Beach has consistently maintained STR-friendly zoning across most of its beach districts. Cherry Grove, Ocean Drive, Crescent, and Windy Hill all permit nightly rentals broadly, and the city has strong infrastructure for accommodations tax registration and compliance. Barefoot Resort STR rules vary by community section — verify the specific HOA before underwriting rental income. This is the most important step for North Myrtle investor-buyers, and the step we run before recommending any property.
Schools
North Myrtle Beach Elementary, North Myrtle Beach Middle, and North Myrtle Beach High School serve the city. Solid Horry County schools with strong community involvement and consistent academic performance. Families relocating to North Myrtle for schools generally find the cluster fits well, particularly for the residential blocks of Crescent Beach and Tilghman.
Flood Zones and Insurance
North Myrtle oceanfront carries Zone VE at the dune line and Zone AE behind it. Cherry Grove channel-front homes are Zone AE, with select properties in VE depending on lot orientation. Most off-beach North Myrtle is Zone X. The dock economy in Cherry Grove introduces an additional insurance consideration: saltwater dock coverage as a separate rider. Who Buys North Myrtle Beach
